Understanding Ownership Rules

Foreign nationals may legally own condominium units in the Philippines, subject to specific conditions. 

 

What is allowed

 

  • Ownership of condominium units in buildings where foreign ownership does not exceed 40 percent of total units

  • Long-term leases on land, subject to Philippine law and contract structure.

What is not allowed

 

•Direct ownership of land by foreign nationals. 

 

Overseas Filipinos retain the same property ownership rights as Philippine citizens.

Ownership eligibility is verified before any property is presented.
