LOCATION AND ACCESSIBILITY
The project sits within the 11 hectare Tambuli Seaside Living estate in Maribago. The existing Tambuli Seaside Resort & Spa currently consists of six condominium buildings with approximately 1,000 units, large common areas, pools, dining outlets, and beachfront facilities.
Upon completion of the Pullman expansion, the integrated estate will be known as Tambuli Mactan Estates.
Mactan remains Cebu’s primary resort and aviation corridor, offering proximity to Mactan Cebu International Airport and established beachfront destinations. This positioning supports accessibility for overseas owners and lifestyle based buyers who prefer resort environments over dense urban districts.

MASTER PLANNING AND COMMUNITY DESIGN
The broader Tambuli Mactan Estates will include:
A 20,000 square meter commercial boardwalk
Additional dining venues
Healthcare and wellness facilities
Children’s areas
Sports facilities
Contemporary lounges and corporate spaces
Each Pullman residential tower will operate with its own full service facilities, including restaurants, leisure zones, and dedicated amenity areas.
The development vision integrates rainforest inspired landscaping with a white sand beachfront setting. Since acquiring the Tambuli property in 2012, Tytans has emphasized sustainability and preservation of mature trees, designing around existing natural features rather than clearing the site entirely.
BRANDED LIVING FRAMEWORK
Ownership within Pullman Mactan Cebu is structured under a branded hotel residence model. This typically includes:
-
Shared hotel infrastructure
-
Professional property management
-
Standardized maintenance systems
-
Access to hotel grade amenities
This framework appeals to buyers who prioritize operational consistency, managed upkeep, and integrated resort services rather than fully independent residential estates.

RESIDENTIAL DESIGN AND USE
Units are designed with contemporary interiors that emphasize functionality and ease of maintenance. Layouts are suited for:
-
Seasonal use
-
Extended stays
-
Long term holding
-
Lifestyle driven ownership
The project is positioned primarily as a resort linked branded residence. It is not marketed as a pure yield driven investment structure.
WHO THIS DEVELOPMENT IS SUITED FOR
Pullman Mactan Cebu Hotel and Residences may suit:
-
Overseas Filipino buyers
-
Frequent international travelers
-
Owners seeking managed beachfront property
-
Buyers prioritizing hotel level services
It may not suit buyers seeking highly customized private estates or those focused solely on short term speculative gains.
Advisory Note
Branded hotel residences involve specific ownership structures, service agreements, and cost frameworks. These include management fees, shared facility charges, and usage terms that differ from conventional condominium ownership.
Before committing, you should evaluate:
-
Title structure
-
Management agreement terms
-
Service charge projections
-
Usage limitations
-
Exit and resale framework
Alignment between your intended use and the project structure is critical.
